Yea, I think you made a good choice in Portland. Slopers with that schedule have a hard time making sure the family gets the time they need. Portland offers way more urban amenities than ANC does and it puts the family 3 hours closer to your other relatives. Good luck on your search down there!

Hi Steve,

Many investors use financing to take advantage of the interest write-off and leverage to buy more properties, thus increasing their ROI. Cash does afford you the opportunity of purchasing non-financeable properties and the ability to close fast. Have you tried any of the marketing strategies already?

Hey all. Just finished the Audible.com version. Wanted to give feedback on here as this site offers the unique opportunity (call it a blessing or a curse) of giving feedback directly to the author. First let me say that the book was great! I've listened to all the podcasts and wasn't really expecting to get a whole lot out of the book. I actually got quite a bit out of the lease option portion of the book and am very happy I could learn about it while driving. So there were a few things in the audible version which made the experience less desirable than other audio books I've listened to.

  • In certain spots throughout, sentences and fragments would be repeated, like it wasn't reassembled correctly. Also makes me wonder if sentences were left out.
  • The voice performance was alright, but I found the content of the book so dense, and the pacing so fast, it was hard to keep up. One of the great features on audible is if the pacing is too slow, you can speed it up. I tried slowing it down and this doesn't work too well...

I'll be getting the hard copy soon. Thanks for a great book @Brandon Turner .

Any website "service" supports html/php/MySQL. You generally just copy/paste the code for your idx application... Squarespace has a good feature for this called markdown.

In college I rented a place which had mold appear in the ceiling. It made my roommate sick. The property management company refused to address the issue. In many places you are legally required to address the address if it poses a health and safety risk. Not only that, but you may be required to provide alternative accommodations until the issue is resolved. We got a doctors note and cited the landlord tenant law for our area. The management company caved. Turns out one of the drain pipes from the upstairs unit was split and leaking. Hopefully this helps you decide what the right thing to do is...

Hi Harold,

I like the idea of putting the insulation on the outside to improve the R-value. Seen a few homes down here use spray foam on the exterior. That's an interesting treatment for the ends. Do you think you lost any strength in the structure by removing the log ends? As far as I understand log structures, the notches and ends on the logs resist lateral movement of the structure as well as hold the logs in place.

I have a similar issue on my duplex. We also have very saturated ground from about April to early June (from the winter snow melting). Is your vapor barrier well sealed against the foundation walls? Check for past ground water intrusion along the footers and wall as I find it unlikely there were pipe leaks that caused mud to form above the vapor barrier. Ground water could have carried sediment above the vapor barrier if the water table was high enough and the barrier not well sealed. If this is the case, the answer might be to install a sump pump. Also let me recommend that if you do go the sump pump route, install it in the dry season as it is my experience that digging a new pit below the water table is ridiculously complicated.

Neat. I haven't seen anyone put house wrap around log before. How did you treat the corners of the log section?
