Interesting story! 

I think it all depends on the agents personal preference. Concealed carry permits are available in many states, and they are not hard to get as long as you get proper training beforehand. 

Though these events are not the norm, some may prefer to be prepared.

@Luke Carl on a side note, I just finished Avery’s book and loved it! 

Should I all together skip trying to fashion a deal that leads into shared ownership? Do you think the end part of that would not come to fruition? Why or why not? Just trying to learn a bit here and see what others see that I may not. Thanks!

Hello everyone, 

I am currently working on a STR deal with another investor. They will be bringing all of the money needed to the table and asked me to manage the property. He doesn't want to have to deal with the management side of things. We discussed how to go about a partnership and whether to go with a percentage for managing or equity split. He was concerned about either of us deciding later on that we didn't like they way one or the other was doing things if we went with an equity split. So I wanted to ask everyone's advice on building a partnership agreement with a trial period of me managing the property for 6 months to a year, and afterwards moving to an ownership of part of the equity. I would appreciate any advice on how to move about this in a way that would be fair to both parties involved and make the deal a great deal. Thanks!

Hi all, 

Sorry for the odd title. Haha. Not sure what else to title it. 

I was browsing a tax map to look at a lot of raw land I will be purchasing from a family member for a personal residence. I decided to view the other undeveloped lots on the tax map as well. Intermittently, lots were purchased by a builder for $50,000 in July of 2021. The lots are only assessed at $3,500. Most of them were purchased for less than that between 10-20 years ago. Could this be a gold mine for wholesaling to a builder?

I enjoy staying in an Airbnb quite a bit more than a hotel. I prefer having a place to cook meals and the privacy that a lot of Airbnb’s have to offer.

On a side note, I have a friend, Victor Echeverria, who recently started at Samson Properties as well. I don’t know if you know him yet or not, but I could put you in touch with him.
