Post: Best websites for buying prospecting lists for cold calling?

I’ve seen a lot of different recommendations from been verified to TLO. I think it really depends on how accurate you want the information to be. Hopefully someone else will chime in with a good recommendation. I too am currently looking to get a good list for cold calling.

I agree with everyone else. You’re going to need to cut those people out. Negative people don’t have a place in the life of those who want to run successful companies/investments. I know it sounds cheesy, but every morning when I’m driving to work I listen to motivational videos. For me, all of that positivity rubs off. In addition, you have to have a why. That’s really going to be what drives you when you feel down.

Honestly in my experience all of the above. There’s a property now that I’m still trying to get in touch with the owner about. I’ve done everything short of visiting. He’s been trying to sell it for the last five years and took it off the mls back in October. It’s still vacant so I’d assume he’s still wanting to sell.

Hi everyone, 

I am currently analyzing my potential first deal. It is an off market house that hasn’t been lived in for the last several years. It was constructed in 2007 and has a very similar interior to all the recently sold houses on the mls. From what I can tell it really only needs a facelift and new driveway. The owner has tried selling it for the last several years, but they haven’t had any success. I will be sending them a letter offering to buy it this week. We have the funds for a down payment and rehab, but we will need to fund the rest. If all financing options are on the table, which option would be best for an offer of $115,000?  Any help would be greatly appreciated. Thanks in advance!

@Collin Emerson Miller would you mind sending me the report? I’m still doing a good bit of learning, but I would be interested to see what all you have decided would be factors in your decision with this property. I am currently looking at an off market house myself and have been cruising the mls to estimate an arv on it. Though I may not be as much help as more experience members, I think having another set of eyes looking over it could help to find any flaws that may or may not be in there. Anyway, good luck on this investment!
