@Osazee Edebiri What you are trying to do is syndication. There are plenty of information on BP about that. Just search the forums for information. You could also accomplish this with setting up a LLC and giving your investors shares.

What is the property that you have now? What is your real estate strategy? Identifying your next property or properties is the next step for your. Once you find it and have a buyer in place for your current property then the rest is easy. Do you have a company that has done many 1031 exchanges in place. I would only work with a team of people that have done this before in your area.

Have you ran the BRRRR calculator on the property? Do you have financing or are you going to purchase this with cash? What are your real estate goals? How much cash flow are you aiming for? Is that price for the property at market or below market pricing? If you could answer these questions I can help you figure out if it would work.

@Bryan Crow If you ask a question 10 times you may get 10 answers. If you only reached out to one bank, I would have at least called 10 lenders( regional banks, Credit Unions, and Conventional as well). They will all give you different rates and terms. Do no let give you and answer and assume that all of them will give you that same answer. I have had some quote me similar terms and other with better terms.
Something that is most important is there enough of a difference between the purchase price plus repairs and the ARV. Remember cash out refi is great but make sure it is within your investing strategy. It works great in the BRRRR strategy in cases when the force appreciation has value.
