Hello, i have just recently bought 2 properties in which im looking to do a cash out refi to pull some equity back out. Here is the twist. Im 19 years old, both are bought through a hard money lender and im looking to get out of both and pull equity out. The first one is a single family home, bought for 95k, put 20k into it, now its worth 160k, and i have a tenant in paying me 1350/mo. The second one is a single family home, i bought for 150k, now it’s worth in the neighborhood of 190k. I have a tenant paying 2000/mo. I want to do the cash out refi alone and not have my dad attached, i have credit, but its not super strong. Is this possible for me to do? If so, does anyone know a bank/ lending institution who can help me get this done. Thank you all!

I had a family friend reach out asking me to invest 30k for her. Im trying to think on the best plan/ strategy to gain the most cashflow. Does anyone have a creative financing strategy allowing me to buy more then just 1 single family home with that 30k? Im looking for purchase price below 150k that i will make a section 8 rental. I could easily buy 1 home with my lender, but id rather buy 2! Any ideas on the creative financing side?

Single-family residence fix & flip investment.
Purchase price: $95,000
Cash invested: $25,000
Sale price: $170,000
We bought this home back in December, after putting some cash and elbow grease into it, we boosted our equity tremendously! we now have a tenant in place, we will perform a CASH OUT refinance, and pull our initial investments back out and buy MORE!!!!

@Jerry Puckett ok wow I see, so u r really targeting any property, do u still work with some that do need work? Are you mainly locking them under contract at a discount then assigning it to someone planning on just renting it out if it doesn’t need much work?

@Jerry Puckett alright… are u mainly just looking for high equity? I've been sending mass emails out to failed MLS listings, as well as tax delinquents, where are u finding most of your leads?

So I have been using PropStream to generate my own customs lists of motivated sellers, I have been looking for failed mls listings, tax delinquents etc. does anyone know a better list or where to find a better one? I have been emailing and calling. But I want to find a list harder to get with less competition. Any thoughts on this or just wholesaling tips/ tactics in general?
