My wife and I sold our first flip in Oxnard in January. Our purchase price was 500K and we definitely didn't have anywhere near the 120K in cash that you have.
I put together a list of hard money lenders over a year ago that lend in Ventura County. Although i have not yet borrowed money from any of them, I'd be happy to pass along the list if you would like to contact them yourself to see what rates/terms they offer. Sorry for the confusion. I just meant as your sample size grows, your results should grow closer and closer to reaching a "normal" average. Your first touch is probably too small to draw any real conclusions from. As you send out more mailers, you'll get a better feel of what results you should expect from your campaigns. Sorry, but I deal with data a lot for my day job where sample size is always a key element.

I would suggest that your sample size is too small to draw any solid conclusions from. Most direct mail experts say that most of your deals will come after your 5th touch. My thoughts are you should continue your campaign, collect more data, and then analyze your results. I've seen a lot of people come on here with unrealistic expectations, so just remember that this is a marathon and not a sprint.

I'm not sure what his max is for investing, but i'll pass along your numbers and see if he is interested in more details. A while ago he told us that he is trying to stay away from high end investments because he was worried about the economy, but we'll see what he says.

Thanks for the info. I guess I wasn't clear with my question. By metrics, I was looking for numbers behind what you're doing using property radar. For example, # of mailers sent, leads generated, deals closed, etc.
