I am a new investor myself and have yet to complete my first deal, so I'm not really one to offer advice. I know that in my haste to jump into the action I find myself trying to make a deal out of something that is not a deal.I spend too much time looking over comps and trying to "force a deal" to work, when in reality, the numbers just don’t make sense. I agree with Richelle and it sounds like the gentrification is too much speculation for my blood. You state "I'm struggling to make offers that make sense," so to me it sounds like these really aren't deals.

Hey Donald. My fiancé and I are new investors as well. Are you asking if you should forego college to pursue real estate? I have heard various opinions on when and how you should pursue real estate full time.  I have a full time job out and try to put in a couple of hours at night to real estate. I also try to devote at least four hours a day on the weekend. I know there are opportunities that I am missing out on because of my full time job.  I also know that my full time job provides a pretty decent income, so I am not stressed out about money.  Luckily, my fiancé has more time to devote to real estate than I do right now. My hops is to do well enough in real estate to be able to replace my income down the road.

Not sure if this helped any. lol.  You are definitely going to want to establish as many relationships as possible, but whether to skip college or not is probably a decision you're going to have to make on you own.  Feel free to contact me if you need.

I am looking for a little guidance. As a newbie without MLS access, I have been trying to use Zillow to pull comps as best as I can. I have noticed that there are more properties than not without pics, which obviously makes it difficult to know what you are comparing to. I've also seen times where the description of the property doesn't even match what's shown in the pics, so I'm not sure if the description is inaccurate or the pics are not updated. If anybody knows of a better way that I can pull accurate comps, I'm all ears. If it makes a difference, I am looking in Los Angeles, Ventura, and Santa Barbara counties. Thanks in advance.

I was following this thread and had a couple of questions for the group. Are most of you looking for properties to rehab or buy and hold at auctions? As a newbie, I don’t plan on participating in auctions until I gain more experience as the idea of purchasing a property to rehab without doing a walk-through seems way too dangerous for my level.

You purchase 30-50 properties a month at auctions. What system do you have in place to accomplish this and to manage them all?
