@Joel Owens Yes, I mean by taking the test to become a Broker then to be a Real Estate Associate Broker.

Thank you for the tip! I've heard a lot about that. Another person said to also look for the most "thought out", sometimes meaning longer, better punctuation, and the one most fitting to the question. (Example is the question is looking for a plural answer, so if one of the answers were not plural, then you wouldn't choose that one.)

You heard it.

Finally got to the place where I am going to take my test! 

Need some tips, advice, videos to watch, shoulder to cry on.. (Just kidding about the last one..)

But if you have already taken the Realtor's test and have any tips that would be great!

I am so excited and pumped to finally be a Realtor! 

(I will be taking my test and practicing in Washington State!)

@Mike Pennington I do like that plan but I always thought it'd be nice for the renters to have a barrier with the garages in the middle.

Are you thinking 3 bedrooms with a two car garage for sure? What is the cost to build?

Aaron, What is the progress? 

I might be in the market sooner than later to build around 3-4 duplexes. I am also looking for around the same criteria. 

3/2 or 2/2 and around 1200-1500 sq ft range.

I am looking currently for a private lender to do either a fix/flip then sell or BRRRR.

I have a full-time job currently and I am located in Washington State, have a fiance who will be signing with me if we do a larger deal, and have a good down payment.

I have a project in mind where I'd need $75,000 for the house and $50,000 for rehab.

Where have you had luck? Any recommendations? Know anyone?

I am working on getting a new rental in the makes. 

So far, these are the photos I have, they are older, and I am getting a walk through soon.

To give you a little bit of the background, this is in a decent location. 

Four-plex with 8 br and 4 bath, each having 2 br and 1 bath. Not in too bad of condition but definitely can be spruced up.

What would you improve in this rental to add value and  increase rent just from looking at the photos?

What are cheap and effective things to replace, fix, or add into rentals to add value and increase rent?

Any advice, experience, or tips  would be greatly appreciated :)

Not trying to bring back an older thread. But I am also looking for a building plan for a duplex around 900-1200 per unit. I have found a few and will post the link on here later. Anyone else having any luck?
