As the others have indicated, Builders's Risk insurance is what covers a property while it's being built and/or remodeled/upgraded and is unoccupied. Once the build and/or remodel is completed, most policies predicate that you have 30-60 days to obtain regular insurance for the premises based on what type of occupancy it is; ie, if you are moving into the property, then you would get an HO (Homeowners policy), if it's a rental, then you would obtain Landlord policy or a Dwelling Policy to actually cover the building (since you own it, but not the contents, since presumably, the tenants should obtain renter's insurance to cover their items).

Seriously though, it sounds like a lot of work, BUT it will be a great payoff for you to have your dream home! Kudos to you and all of the knowledge you are gaining from the experience too!

@Darren Mills Welcome to the site! To say it's a wealth of information would be a gross understatement. You will learn plenty on this site, and I'm sure with your experience, you'll be able to provide all of us with insight too.
I belong to REIA of Washington. There is also REAPS as well; those are two of the bigger players, but there are some smaller RE investment types of groups throughout Washington State, just depending on your area.
By the way, I'd love to hear about your project in Alki Beach area. Is it going to be a Commercial Property?

@William Allen Yes! Knowledge is power! I can't believe all that I've learned thus far, and I haven't even been able to listen to more than a dozen of the podcasts. That's a goal to listen to at least one a week until I get caught up!

@Sandra Holt I totally agree with those who've said to give a gift card and send referrals. Small gestures go a long way. The way I see what you've written is that this person was accommodating, helpful and easy to work with; therefore, anything you are giving is because you feel they added value and made the process easier for you.

That's EXACTLY my reasoning! I'm a bit old school about stuff like this, just like my dad taught me just enough about cars so I wouldn't get screwed over (too badly =) by mechanics. I think of this in that same realm!
I'll definitely report back after any of them I'm able to attend.

I've never been to one of these Home Depot classes that they teach, but I know a few people who went to some of the classes in Arizona, and they said it was useful.
I'd like to hear if anybody else has recently taken some of these Home Depot classes, and if they've helped them with their flips or even landlord responsibilities by having some of this extra knowledge of how to install tile, toilets, sinks, etc.

Over the past few weeks, I've attended several networking events. A couple were related to Real Estate, but most aren't; regardless, some way or another I got on the topic of BP, and I just gushed!
People will comment, "Wow, you must know a lot about RE Investing?!" To which I tell them that what I know can fill a 12 oz cup, but before I joined BP, it could've fit into a 2 oz cup!
I've even written the link for BP onto my business cards with a few people I've met, because they mentioned they were wanting to get into investing. I tell them this is an incredible place to come and learn a TON!
I find this forum a wealth of knowledge, and indirectly, it helps me in my business too!
Thanks to Joshua, Brandon and all of you other posters who are so generous in sharing your deals, knowledge and expertise. Collectively, you're making this such a great place!
And no, Joshua and Brandon, I don't need to fill out a W-2 or 1099 for spreading the word ;-o)
