@Mitch VanDeveer Hi! I used to live in Phoenix area for a long time, and now I am in Seattle :)
I belong to the REIAWA (Real Estate Investors Association of Washington State), and am certain that there are some people that you could definitely meet and possibly do some future endeavors. There are a lot of opportunities (though expensive) in this area, so you should be good to go once you get here and meet some people to work with.
Please feel free to PM. Also, there are other RE Associations here too that you can research and see which one resonates with you, and your objectives!

@Ryan Billingsley I appreciate you posting this thread, because oftentimes in the Landlord forum it's mostly about ways to not rent to individuals. Don't get me wrong, I know that being a Landlord IS a BUSINESS, and it's about making MONEY, and who wants to deal with a pain in the butt/non-paying tenant. But I believe that the vast majority of people have every intention of paying their rent (and all of their other bills).
Unfortunately, as Jd Martin stated, it's all to common to focus on, and make punitive changes based on the "bad apples,"when in actuality 90-95% are doing what they are supposed to be doing.

It's always sad to see stuff like this. Honestly, there are dollar stores EVERYWHERE. Cleanser (Ajax) is cheap! There is nothing but sheer laziness (unless they are in a full body cast) that could excuse something like that. Seriously!
You can buy all your cleaning products from the dollar store which means you can spend about $6 for: cleanser, sponges (two in a pack), a bucket, windex and bleach (cleansing spray), and toilet bowl cleaner; that pretty much will clean your entire house/apartment for a couple of months!
I don't even LIKE dollar stores; however, I know they serve a purpose and when it comes to cleaning supplies they really can't be beat, unless you want to buy surplus amounts at Costco! Sigh...

@Stephan NemethI would check out Paula Pant's website Afford Anything. She resides in the Atlanta area; house hacks, and owns other properties, AND does (did) a rental on Airbnb. You can look through her site in respect to actual financing that she did, or you may be able to reach out to her as well, as she has a section called, "Pick My Brain."

@Todd WhiddonI just can't get enough of looking at this, because it's so spectacular! I AM all about the clawfoot tubs/freestanding soaker tubs. The ceilings...just incredible.
And many kudos to the accents and finishes, because it's the "little things" that truly can separate a nice home from a fabulous one.
Can't wait to see more of these!
Absolutely. If the numbers work, then that should be the determination to move forward; if not, then you just move on. Ultimately, you have to do what's comfortable to you.

@Daniel Rubenstein I don't know if it's too much or not; however, if YOU feel it's too much for your deal, then ultimately that's all that matters.
There have been some flippers who've written that they've gotten properties from wholesalers who made a lot of money off the deal, but at the end of the day, all they cared about was how much THEY made from the deal. They basically didn't begrudge the wholesaler, because to the end buyer, they were still able to make a significant amount of money off the deal to make it worth their while.
@Daniel Rubenstein I believe that it can vary, as I've seen some individuals who have indicated they have received up to 50k; however, I think they did have it under contract and did a double close so that it wasn't necessarily disclosed that they were making that amount.
But, there have been some individuals too, who've said they've made 20k or so. I do find though, in general, that most people seem to be in that 5-10k range.

@Josh Caldwell Thank you so much for the vote of confidence! It would be so awesome if I could make this work somehow; it would be a nice way to get me into this process. Also, I'll remember that should I find myself in the Pittsburgh area ;-o) LOL.
@Gilbert Dominguez WOW, thank you for the information around the local building and planning departments. I definitely would need to know about the "wetlands" situation that they list as a due diligence item to be checked, as well as the permitting.
I had to laugh about the "hanging around for the process" comment. Trust me, I'm an insurance person, and before I came to the retail side of selling Commercial Insurance, I was a Claims Specialist for a long time; so there are very few who are more careful or scary than I am! But you are right, if somebody isn't supposed to be there, then they shouldn't be there for HUGE liability issues. I appreciate the input for sure.
