@Tarl YarberAs always, KUDOS to you! I am not going to minimize what you do and say, "Oh, you're lucky, etc" because it takes a lot of time, energy and money to do what you do; especially in this EN FUEGO market.

@Will BarnardI am so disappointed to hear this for you; this is just too much. I can't even imagine your anger. Not just the money (which, of course, is HUGE), but the constant waste of time. Michaela G had some good ideas above - maybe one/some of the options will work for funding, but also to spread the word about this horrible situation.

@Will BarnardGood luck tomorrow, Will. MANY, of us are cheering for this to come to an end! Horrible, horrible travesty. You've handled this situation with a lot of grace and class. I can not even IMAGINE how annoying/pissed off, etc...that you have been during this whole situation; however, wouldn't it be fantastic to have it resolved at the beginning of a new year and then you can move on? 

I know you have had a myriad of disappointments throughout the entirety of this mess for these years, but I am sending good "juju" in the universe for you, and hopefully there is an end in sight for you.

As another young lady who has offered to buy you a drink after this; when I am in LA this year, I will buy you one too, or you tell me your favorite restaurant/bar, and I'll make sure you get a drink on me - alcoholic or non-alcoholic; whichever is your preference ;-)

Ah, got ya. Well, with that being said, then as someone recommended above, you could hire a public adjuster, or you can see if there would be an attorney to take this on for you.

@Cary P.Prior to hiring an attorney, I would recommend carefully reviewing your policy; specifically, the covered perils and exclusions portion of your policy. Additionally, I'm assuming this is not a homeowners policy, since you indicated loss rents. Do you have loss of business income on your policy? That's generally an optional coverage, and if you don't have that coverage included on your policy, then the insurance company would not owe it, and subsequently would not pay for that. 


Additionally, in respect to asbestos mitigation, I would be surprised if that would be covered; however, every carrier is a bit different, so in theory, yours could have that, but I would be surprised, but anything is possible.

In respect to your initial question regarding if an attorney would work on a contingency basis on this type of claim? I, again, would be surprised if they would, given the nature and type of loss. In my experience, most attorneys who work on a contingency basis typically are those who represent clients in bodily injury claims. They usually will take 25-33% of whatever settlement is made between the claimant and the insurance company. With that being said, you could shop around and see if you can find one to take this on for you; however, if they are familiar with insurance policy language and the multitude of exclusions on policies, and typical covered perils, they may take a "pass" on this one if they feel they would not recoup a settlement that would make it worth their time to pursue.

@Ashley WolfeI'm not wholly familiar with Angie's List, because I am not signed up with them; however, I've known quite a few people who swear by the service and have found great contractors through Angie's List.

I'd recommend if there is a "trial membership" that you join through that and take a look around the website to see if there are any contractors that you'd need in your area that can be found on that list.

Also, I'd join your local REIA (Real Estate Investors Association), because oftentimes, there will a. be contractors who are a part of that organization, or b. you can network and get names of good contractors via the members within the organization.

Finally, this is a stretch and takes more time, but when you are driving through areas, and you see those signs in the yard that say that the: roof, driveway, lawn, etc, were done by "X" company, and it looks good; take down that number and give them a call for pricing. In my opinion, if someone allows that sign to be placed in their yard then they (should be) are happy with the service they received. Just my minimal .02 cents. Good luck, as I hope to be starting my possible RE adventures next year!
