Expenses  $7500 (taxes, maint., insurance, etc)

Profit.        $9500 

7/yrs @ max occupancy $66,500

7/yrs @ 80% occupancy $53,200

Property  2 and 3:

Revenue:     $12,000

Expenses:   $6,500

Profit           $5,500 (capacity 80%) 

7/yrs @ max occupancy $38,500

7/yrs @ 80% occupancy $30,800

Any help analyzing this as a great-bad deal is appreciated BP

Hello @Robert Walter and wlcome to BP! Since you have done you research and have a goal in mind for the future as far as real estate, I would suggest not to miss the concept of wholesaling and using this as a means to help you get closer to your goal and also learn the business of investing. My experience and education I have been recieving through various means including here on BP as well as a excellent REIA in Ann Arbor with @Joe Villeneuve have helped me to see that wholesaling can provide the means to help fund your goals of buy and holds. And in the process you are learning the ins and outs of the biz at the same time. Just my opinion, hope this kindda helps you out some..

Anyone good at analyzing a deal or no deal situation? I am in process of working out a deal to put under contract with the owner of a couple houses with Kettering Students occupying, but my analysis skills are not fully mature to recognize whether or not this deal is actually a deal that buyers would find appealing. Any advice on what to look for would be greatly appreciated. If it is a deal I am willing to get under contract and JV with a seasoned vet in this area.

I totally agree with Scott Freer I think you also (and don't take this the wrong way) but maybe think of toning down a bit. Maybe just a quick coffee and dress down a lil, khakis and button up, no jewelry it anything that looks too expensive as this may be intimidating to people. Not saying you are dressing too expensive but just offering my suggestion. I know for me I try to smile a lot and give a very warm impression to people that shows I'm genuinely interested in helping solve their problem.
