Granted, some are plain lazy, but some are just plain scared and tired of “landlording”. If you have enough reserves besides the down payment (most likely have to evict tenants who are used to low rents and scared landlord) see these types of listings as opportunities.

@Alisa O. I totally understand. There's a fine line people try not to cross. I guess that's where I'm trying to start for my first multifamily. Taking over for someone who is retiring from landlording sounds like a good first investment. Thanks for your reply!

@Bryan Devitt: That's exactly how I feel! Multifamily is flying off the shelves. The question is when is the Buyer's market gonna show. Thought it would have by now. Thanks for your reply.

@Tim Delaney: I hear ya. I just feel it would save a lot of people some time and money if the technology that is available would be used. Then the realtor wouldn't have to get frustrated by going to 20 multifamily properties that are all overpriced and need work. That's a lot of swings and misses.

@Timothy Smith Hi Timothy! Nice to meet you! I am looking for my first multifamily and haven't purchased a house in 20 years so I feel exactly what you just described. So many properties are overvalued and need a lot of work in rough areas. I feel if I'm spending 125k I shouldn't have to worry about thousands in repairs. I'm just looking to make 200 per door on a double net income. Wow that is alot for the West Side for rent!!!!! I am definitely attending the webinar tonight. Trying to learn as much as I can. 70% of the multifamily properties I look at online for the Buffalo NY area have only a couple pictures and some none of the inside. If I was a realtor and I was 19 years ago I would definitely take as many high quality photos with excellent lighting as possible. Pictures speak a thousand words.

When is it going to be a buyer's market. It seems like sellers are wanting inflated prices for properties that need all kinds of work. Has anybody seen an uptick in better deals in the Buffalo NY area
