I would love to see any you still have access to! I am just wondering what they look like.

Besides the initial hit of 5k for the camera, the pricing seems pretty good. $50 per month to host up to 100 spaces is great and after the first 3, $19 per process seems dirt cheap. Gets the idea spinning in my head of buying one and offering services locally for agents and such. Hmm....

I think there is a potential for sure. I assume it would cost retail $500-1000/unit for a one time use. Then frequent flyers you could offer a flat discounted rate.

Bleach works for hard surfaces and non porous surfaces, but it is quite harsh it is recommended to use a mild soap/detergent. In items like drywall, carpet ect it only gets rid of the discoloration. Porus materials have to be removed. There is no way possible to "kill" the mold. The mold will return if you do not remove and replace the items. If you bleach sheetrock it may kill anything on the surface, but it is on the insullation and 2x4s behind the rock and will return.

1) As you mentioned, Contractors can use it to show off their work.

2) Real estate agents selling properties such as flips

3) Property Managers should a prospective client/renter what a property looks like

4) Wholesaler to show how good or bad a property is

And the list could go on.

I have seen something similar over at Roofstock. They offer 3D computer models of properties so you can see teh layout of where everything is but they remove all of the personal items like furniture and stuff. I like the virtual tour you shared better as it is actual pictures of the property.

Great find though. I expect this will eventually become the standard especially here in Kansas City with some many out-of-state investors purchasing properties in Kansas City.

You are 100% Correct and with all of us practically connected to our phones and hand held devices.  I cant help but think of the gas saved, time saved showing homes.

I want to do a hoarder house before and after this way now.

I priced the Camera.. it is $4500.00 So I am sure the service is pricey but worth it on A-B Properties

Thank you for the kind words. It did come out pretty sweet. Especially for the budget! Have you seen one of these virtual tours before? Would you see value in doing one for a flip?

I am also a Contractor, Based on my mistakes and stories I have heard I know a few. My geuss is if you are starting this conversation you are leaps and bounds ahead of the nightmare contractor.

Missing pre set deadlines(time is$$)

poor communication

leaving homes set once you get starter check.

Taking on more then you can handle in one month ( guilty- know your capacity)

Bad subs-bad can be bad as a person, bad at showing up on time, bad at respecting the property and neighbors. .ect. ( i always ask myself would i send tgem to my gmas)

bidding low to get the job, then charging more.

inacurrate and not being thurough when bidding.

Saying yes when you should say no. (guilty)

taking a deposit or draw and running to vegas

Sharing rental package with other investors. some buy and hold guys have a look  they dont want you doing their look for your other clients. As it is what sets them apart.

Taking 4 months to do a 30 day reno

I am sure I could go on and on but that is a good start.

As a contractor, I love the idea. Sounds like a marketing nightmare for whoever is running it. But good concept. Start small and do major markets only. How is it monitized? How are you able to vet the reviews?

I am a GC In Kansas City and I  laugh when I watch shows based in California and the Contractor says this reno will cost 50k knowing very well you could not get it done that cheap even here in KC, well not the finishes they use. They qouted installed concrete counters at 32/sq ft. I cant even get my subs to do it that cheap. But I love to watch to het design Ideas.

I made him come to the local REIA meeting so he could get more business as a contractor and he started learning about the business and now holds his own rentals and does his own flips. . . . he found people who would fund his deals, who would help him find deals, who would close his deals, and who would help in all aspects of his investing business - there is a REIA meeting tonight November 10th in Overland Park - it's listed on the calendar here on BP.

Kim Thank you so much! I came to the speed networking event and it was honestly eye opening and life changing. I made multiple connections for my Investor remodeling company as well as my investing goals. Thank you so much and I look forward to the next meeting.
