Hello, I am a Contractor in the Kansas City, Kansas amd Missouri Markets. This is a flip I did for a local investor here in Kansas City near the Plaza, a very hip and always hot neighborhood. I was excited to do this Reno for a few reasons. But mainly because I was allowed to do any finishes my heart desired (within a pre determined budget). After a 36 day remodel we were ready to collect our final draw. Always a fun time for me! One I get to "wow" my customer with a awesome before and after, two I get to collect my profit check and get on to the next project. I had a really sweet bonus on this home though. About a week after collecting my check, I recieved a link from the investor via email. It was one of the coolest things I have seen to date. A virtual walk through. It has an option to see the actual home in a "doll house" view which blew my mind, it also lets you tour the home on any device or you can strap on google cardboard or any other virtual reality device and walk through the property. Talk about a awesome way to show people my end product! So this is a new tool for me when pitching new investors. I want to hear everyones experience or inexperience with this new technology. I also second @john daniello get a contractor to give you a bid. Preferably one who has investor rehab experience. All of the good ones will give you a free estimate. And always check references, BOB, Google reviews ect to vet the contractor of your choice.

Hey Brandon, I am a local contractor in the KC Market. What inspections will the home go through? Mold remediation is not difficult as stated by Aaron. Find the source of the moisture. Once you have the leak fixed. Follow these steps laid out by the cdc. Do not cut corners and follow these steps and you will be golden. You can rent fans and ionizers from home Depot or any tool rental place.
Good luck with the home. Mold is only scary when you have to pay a company to remove it. Most people don't realize it is fairly simple to mitigate if you follow these 8 steps.

Hey Guys, Friendly Contractor here. I would agree with all of the advice given. The LVT is a better option over laminate and easy to repair. But remember that styles change often so grab an extra box to stick in the basement for future repairs. I do like the allure by traffic master. Its is D.I.Y Friendly. You only need a razor knife, tape measure and a straight edge. It is a floating floor system each tile self adhesives to the next unlike the older cheaper peel and stick. I am not sure what you are covering but here in KC we save every hard wood floor we can. That is the ultimate option if possible.

@Mitch Waltzing I would like to say nothing scares me. But that would be a lie. Money is certainly an initial hurdle. I have thought about partnering up. I know that it would have to be someone that shares the same vision as me. I geuss that leads me to a question, any tips with having a partner?
