I would say no, Than I would recommend reading "Rich Dad Poor Dad". And the cheapest way I got one of my deals is driving through an neighborhood and leaving a post card on a door. Gas 20 bucks, post card, stack of 500 I got from a website a few dollars,. wholesale deal was 3k. Don't use 10k in credit card debt for a deal you "MIGHT" Get.

@John Thedford is right, find cash buyers or have th ability to close yourself. When you dealing with really motivated sellers, you don't play your cards right and they can lose everything. As far as sales script. Make sure you talking to the person on title(I don't deal with middle men) Build rapport first, find their motivation, and than solve their problem, make sure it has enough equity of course, than know your numbers, if it doesn't meet 70% rule, buy it "subject to" but only if it can still cash flow.

I get lots of leads off Craigslist. First thing I'd ask. "Are you on title ?". You hav to be fast though, sellers go down the list calling and emailing when they're in a distress situation.  I had a wholesaler beat me to a deal by three hours. Now I schedule my appointments first thing in the morning or go take a look right away. You gotta hustle faster than the next guy or gal

if you have a good deal And the purchase agreement is signed between you and seller,than no one can by pass you. It's up to you to wholesale it before closing. Make sure you have a active cash buyer lined up before you even look for deals.

Yes,I cold call all absentee owners and for rent listings everyday during lunch time.I first do my due dilegence to make sure the property has equity and find out who the owner is by looking through the county appraisal website. So usually takes ten mins of research before I make the call. I met a lot of big investors cold calling.Plus it's easy marketing, get your name out there and shows you have hustle. I cold call a few cities in Texas matter of fact.

@Noel Fernandez as long as you have proof of funds and the money sitting in your account to close on it. Than resell it. I tried REOs before, banks are chess masters. I've been laughed at before. Just look for motivated sellers or absentee owners. Unless you have money to close on a reo. I wouldn't even think about it.

@Ruben Torres hey Ruben,haven't talked to you in a while but direct mail and bandit signs works best here. I know another wholesaler who door knocked preforeclosures for two weeks and had bad experiences with all. They are usually already pissed and stressed out.  Than you show up so you become the target. Doorhangers and flyers gets people fuming too.
