Drive around and find those "I buy houses" bandit signs. 9 times out of ten it's another wholesaler. Before you get a lead, you want to have a buyers list already in place. Because motivated sellers are "motivated" they want to sell quickly.They are not going to let you tie up a property for a long time when they can find someone else that can close quicker. It's Just business.You want to continue to run and market ghost ads and attend Reia meetings to get that buyers list first.You will only need two or three, but the longer the better.

lots of "I buy houses" bandit signs in key locations and craigslist ghost ads to develop a buyers list "handyman special 50k cash only" also find a local mentor.

I'm getting my real estate license also, I'm active duty military for 8 years, so I can care less ab being a agent but I think it would help a lot with networking and learning a bit more ab real estate since I'm a newbie
