I am a licensed realtor in DC and MD. Looking to purchase my first property (2-4) unit owner occupant property via FHA in Baltimore. I live in DC and know nothing about the Baltimore market. What areas are good to focus on, the city or the county, zip codes? Could I possibly use the brrr strategy on my first deal? All advice would be greatly appreciated.

@Johanna I would highly recommend Exit Bennett Realty in Greenbelt, MD. I am a licensed agent there and that office rocks. The broker is a full time real estate investor/ rehabber PM me for more info.

Hello BP,

I mail to a lot of vacant houses in my market in DC and get a ton of return mail. I was told that there is gold in the return mail so I started on a journey searching for these homeowners phone numbers, emails, facebook, etc... I currently am using spokeo, white pages, dc public data base sites like court cases online etc... My question is does anyone know of a more accurate skip trace service? I am looking for the phone numbers or forwarding addresses of vacant home owners. Free of paid services would be greatly appreciated.
