You might also be able to narrow your initial search down by asking your local real estate group who they suggest for investor friendly title companies. (But these title companies may be doing a lot of rental properties or advertising in the group's newsletter, but this may help narrow down your initial search.) Then do all the interviewing as suggested here.

So I am assuming you are resubmitting an offer from buyer "C". Did you just make sure the lender was netting the needed % and theoretically you could have charged 15K for the release? I once had a mitigator tell me he needed my gross offer amount higher. I rephrased his statement and then asked if the net was ok. He confirmed the net was ok, but the gross needed to be higher. You should have seen the fees that jumped on that HUD!

Maryann, great to hear persistence prevails yet again.

If I may add, it also depends on who you're talking to at the lender if all the info should be sent in at once or in pieces. I've found some want as much info as they can and then they question why not all this was disclosed with the BPO agent. Then this allows them to start questioning.

The good thing for my wife and I is we don't have a real loyalty to a team whether they're doing good or bad. I enjoy watching whatever teams are playing and my wife chooses the team based on which color uniforms she likes best. Ah...to make everything that simple.

Bill, I have a sister in Branson and one in Springfield. I will be contacting you within the next month or two to pick your brain. (Have several family trips, reunions and a wedding this summer.)

Even within these zip codes there are little pockets of nice rents, older homeowners and kind-of bordering crime areas. "Kansas City" proper has so many "arms" that reach into other neighborhoods. For instance, I once lived in a brand new subdivision North of the MO River and on our street our address was KC, but our backyard was another city and the houses across the street backyard was yet another city. KC is very aggressive with their tax base.

It all depends on what you are trying to accomplish long term with the property that will determine which zip codes you want.

KC schools have been declining for several years (all kinds of reasons). Currently there area a lot of charter schools families can choose to send their kids to helping to decrease attendance numbers at public schools and pulling more academically astute children out. Neighborhoods closer to the state line (not many minorities) enroll in private schools.

You were probably heading North or South on 71 Hwy. Traffic and neighborhood still the same. I have made a lot of money in those neighborhoods.

Wow! What an impressive group here! I stumbled upon this site and just astounded at all the info that is here. It's interesting seeing the different opinions/ways to skin the cat.

I have been investing in real estate for the past 10 years in Kansas City, but over the last 2 years have only worked real estate part time as I've been developing another business. I am jumping back in now on a full time status and look forward to sharing info with this site. Primary focus is short sales and wholesaling to investors. Will also work in purchasing notes.

I like talking with my short sale sellers and ask if anything is wrong with the house. They of course tell me nothing is wrong. I then explain the worst off the better in working with the lender in discounting. That usually pry's the box open and then all of a sudden we have a leaking roof that has moldy ceilings, etc, etc.

1 2
