Hi @Leigh Frayn, the one piece I would double check on is if Code Enforcement is going to require you to install a sprinkler system to convert the home from a single family to a 3 unit building. Once you go from SF or duplex to 3+ units, it does trigger this in the building code if the town knows what they are doing. This is obviously a huge expense in the construction budget so make sure you speak with them and figure this into your numbers if they require it.

Hey Everyone!

Here are the details for the next meetup. One of our regulars recently purchased and renovated a bar down on Wharf Street, now called the Wharf Street Yacht Club. We are going to be hosting the meetup there this month. I'd love to see everyone there to show support.

Hey @Andrew Casal, land prices will vary drastically based on a bunch of different factors. Is it entitled? Permits in place? Camp already existing? Utilities on property? Is it on the lake with direct water access or across the street with water access through a common way within the development? I'd try to get a CMA from a local agent or appraiser. Otherwise, I like Redfin personally better than Zillow. You can search by sold properties there and try to get a rough idea of value.
