Glad to hear you are pursuing real estate Rod. Have you educated yourself about all that is involved in wholesaling? There are lots of target lists: probate, out-of-state owners, pre-foreclosure, etc. Have you begun building up your end buyer list? Have you determined your marketing strategies? What CRM will you use?

It's not always as clear-cut as that Andrew. What does it say in the broker contract about assigning the contract? There usually is a provision about it.
You should notify your broker in writing of your intentions and make sure everything is documented so you are protected. Are you using a real estate attorney to protect your interests?

Hi Jimmy, hard money lenders will only lend to an entity, such as an LLC. I would recommend you contact a local attorney to ensure that your LLC is set up properly. Otherwise, you can try to do it yourself on your state's website, but it may end up costing more if you don't do it the right way.

What does it say in your contract about assigning it Andrew? That would determine your course of action.
I have represented people who assigned a contract from a broker. As long as it's disclosed and everything is documented, you should be good to go.
