You just have to keep asking until you find one that does Jordyn. 

If the end buyer is getting a VA loan, it is likely that their lender will not allow an assignment fee at the time of closing. You want confirmation from the buyer's lender that any fee paid will be allowed to be disclosed on the Closing Disclosure.

Are you trying to secure financing individually or through your company? If you are looking for commercial financing, you will need to get your LLC in place. However, some lenders will only lend to established companies. Make sure you're asking the lenders the right questions.

What are your goals with this property Joshua? Are you looking to fix and flip it? Renovate and rent it out?
