Yes, the NJ tenancy laws and high taxes make it prohibitive to invest here.

@Shaun J. I’ve seen varied seasoning requirements in fannie and Freddie properties. It depends on what they contain in the contracts and deeds. Where is/are the property(ies?)

@Daniel Mendez my advice I give to anyone looking to utilize the BRRR strategy is to make sure your final R is locked in place. You need to make sure you can refinance out into a favorable mortgage product. Otherwise all your hard work could be in jeapordy.

@Robbie Pollock Jr have you already spoken with a mortgage officer about the va requirements? I’m not sure how long you have to live there (fha for example has a 2-year requirement I think). If the numbers make sense for you to cash flow after moving out, then that’s a plus. Just be wary in NJ about taxes and the effect of a non-paying tenant.

@Charles RIchardson it depends on what your goals are and what you’re looking for out of real estate. There are many avenues you can pursue so I would get clear in what you truly are seeking which will guide your decision.

@April Bellard have you gone to local REIA meetings? Direct mail is always a good way to contact them as well.
