Hi @Jose Jusino I can certainly relate to what you're feeling. NJ is a tough market (depending on your strategy) due to the asking prices and expenses. I personally used BP to build teams in other markets. I would recommend you explore that. You can connect with professionals and then whenever you're ready, you should take a trip to that market to see everything yourself and meet the people you spoke with.
That's personally what I did years ago and haven't looked back since.

I would reach out to local investors at your REIA association in the Wellington area. You can also google for local investors and find some that way.

People's asking price is just that @Brian Midden - an ASK. As an investor, you have to do deals that make sense and hit your criteria. You should still make the offer of $85k. The worst that can happen is the seller says no and you move on. Sometimes a seller will become more flexible over time, but you should still make the offer.

Hi @Javon Ivory have you gone to any local REIA meetings? That is a good way to connect with wholesalers. You can also do a member search on this site to find some. There are good lessons on BP about wholesaling that you should read as well.
Where are you looking to enter? Which markets have you looked at? Do you have any prior experience?

Hi @Xiao Xiao, as a first-time investor, I would caution you against going into Newark, especially if you are not familiar with the specific streets you are looking at. Newark is tricky, to say the least. Did you determine who is going to manage your property/properties? What is your long-term plan? If you are getting one property and calling it a day, that's one thing. But if you are looking to build a portfolio of properties, getting into an expensive one in a neighborhood like Newark could be dangerous. Have you explored investing outside of your area?
