Hi Andrew, it would depend on what your goals are. Are you interested in rehabbing homes and selling them for a profit? Are you looking at buy-and--hold properties? Perhaps commercial real estate? That are a lot of different facets in real estate investing. What interests you most?

I would recommend before the appraisal, so you don't spend money on the appraisal unnecessarily.

@Tessa Malmgren have you and your husband began exploring other markets outside of CO? Have you connected with any companies/servicers in those markets yet? I would say it sounds like you have a good opportunity if you structure things correctly to replace the income. Did you decide if you want to buy cash or leverage your HELOC funds?

I've had turnover completed once the tenant gets out within 2-3 weeks. Hope that helps!
