Hey @Chad Smith do you already have your refinance lender lined up and in place? You want to make sure that piece is ready so you don't get stuck in a hard money loan you don't want to keep long-term.

Have you done a member search on this site for a real estate attorney in the Greeley area @Jacob G.? That would be the easiest way to find one. You should then call them and ask if they have experience with wholesaling and A-B/B-C closings. Hope that helps!

Congrats on getting your license @Jeremiah Guenther! If you are looking to network with investors, I would recommend going to local REIA meetings to build your reputation as an investor-friendly agent. Stay patient and work with them until your reputation is built. Good luck!

I would say to send out the mailing asap. Understand though, that these homeowners are getting flooded with mailings and solicitations. Some of them don't even look at their mail anymore. You should expect a lower response on pre-foreclosure properties in my opinion.

It depends on what your listing agreement says about if you find your own buyer. If the property has not yet been listed, you can see if you can get out of the listing agreement. However, if it's signed, the terms of the document will control.
