@John Zhao find the name of the title company and get their title binder and owners policy directly from them. Also send an email to your attorney again asking for it. He is supposed to provide it to you if you paid for it at closing. If they don’t cooperate try to find out who the underwriter is for the title agency. If you have to go to them, they will likely help.

@Anthony Madle while I live in NJ I don’t invest there any longer. The taxes are very high, prices are inflated, and the laws favor tenants greatly. If you are buying in NJ you should have enough reserves to afford to carry a property for six months at least if your tenant doesn’t pay.

@Joanne Hanson I would suggest you speak with a local real estate attorney who handles landlord-tenant law. Ask about housing laws, the eviction process, statutes and laws that a landlord needs to be aware of. Even a consultation fee would be worth the knowledge you gain.

@Thomas Oberman what state is the property in? I usually see settlement fees between $450-700. $1200 seems unusually high. Is there anything else they’re doing for you? Did you order the title work with them?

@Sasha Josephs I think it’s possible to fix and flip with none of your OWN money. But you will need the funds from somewhere, whether it be a lender or partner or sorts. Are you working with anyone?

@Dayton Komarek it depends on what your goals are. When you say “getting into residential real estate,” are you referring to buy and hold homes? Rehabbing or wholesaling?

@Zach Ataiyan I think it’s riskier to wait for ideal market conditions, which never really come around. Do your analysis and if you’re confident in your numbers, move forward.
