Hey everyone!

My wife and I want to get into a place that we can house hack a bit on the north side of Seattle.  The challenge is that the market is hot, our income isn't huge, and duplexes are pricey.

We have a few friends with great credit and income owe us some favors.

It seems like if we can have someone cosign to borrow against their credit, we could get into a duplex where 2/3 of the mortgage would be covered by the other unit.

What do I need to know about cosigning or borrowing someone's credit?

It's SOOOOO long!  A timeline or summery of her actions and how it resolved may help more people get value from it.

Hi @Michele Fischer!  Thanks for the welcome.  I set up a few alerts last night.  I'm sure I'll need to hone my keywords a bit, but it's good to get started!

Madison Park is beautiful.  We're in Ballard right now.  We'd like to stay in the area, but— like you said — it's expensive!

I love the idea of an investment that will pay for college!  I'll have to look outside the city in order to get some cashflow, but I'm alright with that.

I spent 9 years in Chicago and the last 5 in Hinsdale— not too far from you!  Maybe you can show me around all your properties next time I'm in town! ;-)

Hi Bigger Pockets!

My name is Dan Cumberland.  I am a photographer and online entrepreneur (and here) from Seattle (those are links if you're interested in learning more about me ;-).  I'm married and we have our first on the way (YIKES!!!!).  I've been poking around Bigger Pockets for a week or so and learning so much!  I wanted to reach out and say hey.

I read Rich Dad Poor Dad a couple months ago and have been learning a ton about investing and increasing my "financial intelligence".  I joined Bigger Pockets after hearing about it from @Ryan Kuja (I don't know how to tag him...) and continually finding my way back here as I've researched all things related to real estate investing.  (it seems like all real estate investing roads lead to BP).

Real estate is really appealing in many ways, so I'm hoping to get involved.  My goal is create a bit of cash flow with some rental properties.

I currently rent and really want to change that in a smart way.  I'm into house hacking because I live in such a hot market.  Expect to see some questions from me about that ;-)

At this moment, my wife and I are looking to buy in Seattle but I'm wanting to make sure we're getting ourselves off to the best start possible in the real estate game.

I'd love to meet some experienced investors in the Seattle area who I could help and learn from.
