Kyle - I've solved the problem by looking out of the area, but everyone posting here has me wanting to hear more about what they're doing. I'd love to connect with any and all of you!
Post: Finding Comps for 12 unit property

Hi everyone,
I'm working with a couple who are retiring and selling off their portfolio on possibly buying one of their final properties. I've run my numbers and have some a couple different offers ready, but I'd like to cross check my numbers with recent comps for properties of this size in the area before I send anything along.
I'm curious if there are ways that others are getting finding commercial comps?
I don't have a RE broker in place, as this is an off-market deal. I'm planning to hire a lawyer to iron out the contract.
Would love any thoughts you all have.
Thanks!

One more quick thought: if you're looking at shipping it to Maui, it may be worth looking into having it stored and then renting one while you're there.

Hi @Brandon Turner - A-1 Pianos in the Greenwood neighborhood of Seattle could probably help you with this. They do rentals, tuning, and moving. My wife is a piano teacher and she always sends her students there.
Just search for A-1 Piano and you'll find their site.
If you reach out to them, tell them Stacia Cumberland sent you. They don't know her by name yet, but I want them to :-)

Sounds like you're off to a great start and the strategy makes sense. Make sure to run your numbers and you should be good to go.

Hey Remington - It all depends on the laws in your area and the space itself. If it doesn't have basic amenities... and a door... it may not be possible to do so as a living space. But it might be possible to rent it as a storage space, office space, or artist studio. I rented a house with an unfinished basement which the owner rented out to artists. It worked great for him to add some extra income to the property.
But just to clarify— are you suggesting people enter through the windows? Or is there a door?

This is incredible @Anthony White ! Thank you for sharing. Huge congrats on taking action. You deserve every bit of what you've accomplished so far. It's very inspiring to me! I only have 2 doors so far, but another 12 in process (could go either way still!).
If I'm reading this right, you've been finding your deals on the MLS through your all-star agent? If not, how have you been finding them?
