@Maricruz Romero Private lender will usually want 75k property value (60K as part of portfolio loan) and a minimum loan amount of 50k for the 30 year rental loan and will lend to 70% of value (can get up to 80% with exception). for a fix n flip can go as low as 25k loan amount.

@Cam Chan yes we do Portfolio Loans (multiple properties in one loan) property must be in a LLC or similar entity.

Very excited to announce a brand new Fix2Rent lending option for Brrrr investors. Loan will start out as a Fix n Flip loan and will convert to a long term 30 year program once the rehab is complete and property is rental ready. This program allows for cash-out at time of conversion based on ARV which eliminates all the seasoning issues investors have been running into. @Josh Longtin for hard/private money purchase for a flip you need 10% of total costs (purchase price + rehab budget).

@Austin Cooke Private Lender is probably your best bet. loan is based on cash flow of property vs Income.
