@David Lee Hall, III @Jacob D Cockerell In Private Lending space the lowest property value for a single property loan (1-4 unit) I know of is $75K value/$50k minimum loan amount. In a portfolio (2+ properties) value can be 60K. National Private Lenders will offer 30 year products, fixed or adjustable.

@Richie Pace can you clarify, you say purchase price is $600k & ARV of $735k, have you already purchased the property? If not, does it need rehab? Anyway, you can go to 75%LTV at 90 days with possibility thru underwriting exception to go to 80. At 6 months of ownership you can go to 80LTV with 700+ credit score. This is thru private lending and will require ownership in LLC.

@Matthew Terry It is actually two different loan programs. Fix n Flip loan during rehab, pricing is based on experience (# of deals in last 36 months), the Rental loan (30 year) pricing is based on whether you go fixed or adjustable, LTV, and credit score. @Victor Sarkisyan I can offer long term (30 year) financing with a minimum property value of $75k. We require 20% downpayment and minimum loan amount of $50k. Properties must be rental ready and not in need of rehab. If property needs rehab we can start with Fix n Flip loan (minimum loan amount of $25k) and then refinance into rental loan once rehab is complete.

Must close in LLC.
