@Daniel Nicol What are you looking to accomplish, cash out? Biggest challenge I see is the property values, a lot of lenders wont touch the 40k. You may be able to to get a loan on the 65k. Also can be tough to get Heloc so you may need to go full refi.

@Jason Johnson yes, origination fees are common in private lending. Amount varies on specifics of the deal/investor.

@Maurice E. Stokes Jr if someone's financial situation takes a turn for the worse, they will stop paying on their investment property first vs primary residence.

@Lamar Allen if it is an investment property you should look into a fix n flip loan. Once repairs are complete, you can either sell or refinance into long term loan.

@Andrew Kahle 60K purchase price per house is lowest I know of.

@Daniel Hallman what is the purchase price & monthly rental income?
