Agree.. but what’s not a deal for you may be a deal to the next. Some rehabber like no less then 13% some like 20% returns it varies. A good wholesaler would know these details. And apologies to the poster for the vent

Which is more valuable to rehabber? 1. to have a deal sitting in a rehabbers email for only that rehabber to see 2. Rehabber shopping an over populated mls and attending county auctions getting into bidding wars. Which is more valuable to a seller facing foreclosure in 2 weeks? 1. Living in property for two weeks then moving broke and shot credit 2. A trusting wholesaler contacts said owner agreeing to sell property yielding cash in owners pocket on top of paying off mortgage. (For market value minus maybe 5% for fee.) 3. Owner contacting a trusting agent (if they even willing to do this) for mls listing. If agent sells it’ll be market value then owner paying 6% commissions To say a wholesaler brings no value is ignorance Wholesaler brings value to agents and agents bring value to wholesalers Where I’m from we work together

Can only speak for my experience with it. Had a few months so those cost and time cost. I used the Lead generator to retrieve vacants, pre-foreclosure and absentee. I mailed a good bit of letters using those leads. Got a few calls maybe 15 for about 1600. Since then I switched to direct calling no mail. Now Im speaking to home owners at these addresses generated from ReiPro. I found that the data is way outdated. I got a lot of “that house been sold” or “ I went through foreclosure a couple years ago”. I ended the subscription recently. The features now are excellent but data no not for me anyway. I apologize for commenting I use it as in it’s a good program which I take back. Stand behind the website company.

OK after an expensive lesson Reipro lead generator data is pretty sad I apologize for even bringing it up, But the added perks like contracts and organization tools are cool. But stand behind the rest of my comment

I use ReiPro for lead generation. Lead Propeller for website. There’s also investor carrot.

Ride around find we buy houses signs those are most likely other wholesalers. Call the number, if someone picks up build a relationship tell them what your plans are. (With your own lead) Tell them you’re looking to 50/50 JV on your first deal so you can get hands on experience from signing purchase contract to closing. They have no choice but to say yes. They can even bring their buyer since it’s 50/50. Then just keep using that title company. This worked for me tremendously because I stopped worrying about what I need to do after contact and focused more on getting first deal. Or join Rei club in your area 100% will find one there. Or keep calling random companies now it’s a numbers game.

So the sellers are willing to carry the loan while the investor pays every month ? This would be a sub2. Owner finance would be if there was no mortgage.
