How would you, especially Texas investors, rank the buyer perceived value of the appliance brand? I have a rehab project I am working on and putting GE appliances in will cost me 1k more for cooktop, dishwasher and wall oven combined.

I plan to put Kenmore but want to make sure that it will still command high resale value.

Here are the popular brand I consider: GE, Kenmore, KitchenAid, Whirlpool, Frigidaire.

Thanks so much for your help!!!

So as I am researching for properties to purchase in Houston. I have come across several websites and I would love if someone can opine on their experience with the website. Of course there are many of us who use Zillow but at the end, I found it to be a little frustrating as it is not really catered to investors but to the mass market. Here are what I have found.

1. Foreclosing listing in Houston. This company is very well known. So...no surprise here.

2. Market analysis (comps, etc.)

If you have used these website subscription, I would love your opinions as to their coverage in Houston areas as I know not all of them have great coverage across the country. Thanks in advance!

So this will be my first offer for a foreclosure home. Here is the deal

Asking: 83k

ARV: 140K

Rehab: 6k (paint, carpet and appliances)

Rental: 1350-1400/ month if I buy and hold.

Both rental and sale comp has DOM about 20 days.

Solid deal to you?

My agent is asking if I want to put the offer under both of our names (me and my wife). Does it make a difference? If this has implication on mortgage, then I would rather it is just under my name so both of us can get 20 mortgage, instead of 10 if all mortgages are under both of our names.

I want to put in an offer really soon but I can't find a contractor who is willing to give me a solid price yet. Is that a red flag? Should I get a solid quote before I make an offer?

Thanks in advance.
