The greatest lesson I've learned is don't fall in love with anything... don't fall in love with money, a property, seller, buyer -- anything.... stay focused and don't bend your business rules just because you "really love the deal".

As a wholesaler you should never structure a deal that calls for you to pay for closing costs. You're simply assigning a contract that in most cases should call for the buyer to pay all closing costs.

Houston is a complex market and I don't know every neighborhood, I only know the south side really. However, gross rent roll of $2,050 on a $125,000 property seems like a pretty good deal. And your expenses don't seem out of whack.

Wow, you've done a lot. I don't know what else to do. Search the state database of legal records... for the owners name and the property address if you can. See if they are in foreclosure or anything. Get the lawyer or banks contact information. Sounds like a tough one. Good luck!

@Ryan, welcome to BP! You'll find a lot of helpful people here. Boston does seem to be an overpriced market for rentals... however the wholesale and fix & flip guys seem to be finding deals.
