Welcome to BP and welcome to REI. You'll find a TON of helpful threads in the forum. Network with as many wholesalers as you can in your market. Get a good idea as to what a good wholesale price is and what good retail prices are.

I've used CoreLogic before... If I remember correctly it was a monthly subscription based service.

I mail postcards mostly... I probably mail around 250-300 postcards per week on average. I've never mailed yellow letters. I'm interested in hearing about your success. Are you doing them in house or using a service? Best of luck to you!

I've installed Porcelanosa engineered flooring. I installed 18 units worth of flooring from them. It was nice. I wasn't blown away, but I don't have many complaints. This was less than 6 months ago... so I don't really know how well the product handles normal wear.

I agree with Ned... Sales data is great but you need to have a clear idea as to what condition each comp was in at that sales price. Good, accurate comps are hard to put together.

The only thing I can think to do is cut/peel a section of paint from somewhere and try to have home depot or Lowes match the color & finish as best they can. Sometimes it perfect, and other times its only 90%.

@Christopher Hunter, in my signature I have a website... I advertise properties and I try to capture the overflow in my mailing list. I also contact buyers directly. I hang FSBO signs and capture who calls me.
