Yes, take photos of everything. Charge for ALL THE WORK COMPLETED... if you decide to credit the treatment that didn't work, itemize it on an invoice. If they fight the deposit disbursement and you go to court, it'll look like you were as fair as you could have been. I have dealt with cat urine before and it is awful.

Hello fellow wholesalers... I'm currently using Mailchimp to manage my mailing lists. What do you use? And have you tired other services? Pros, cons?

I don't like the double opt-in requirement at Mailchimp, seems like my "confirmation" e-mail often goes into the subscribers spam and I never capture them. I want something a bit simpler.

I often suggest $100 deposit in good faith. If the seller demands a larger deposit, FIRSTLY, be very sure of the deal. Secondly, suggest that a deposit, up to $1,000 can be held by the title attorney.

Help him get aggressive with the tenants, evict, and start fresh, with GOOD tenants. Just a thought... if he starts making money on this house, sell him another one. Make your money on making him successful.

I've had people suggest to me that salary for 1 member should be a function of net income, much like a property manager. Tough question. You could base salary on living wage in your area?

I love fiverr. I haven't found a fiverr zoho programmer though.

Gosh, I wish someone could remember the guru who promoted a pre programmed zoho. I would buy that if it fit. I've been googling... no luck yet.

I use Gmail and Google Docs to manage email, contracts and excel related documents.

I use mailchimp.com to manage my opt-in mailing list.

I too am looking for a CRM solution that will help me manage seller leads and manage drip campaigns to buyers.
