@Karen Coffelt, @Rachel N. is precisely right. Don't just think about reading some real estate books, honestly, you will change your life when you apply the foundational truths in the book "Set For Life, by Mr. Scott Trench.

This text will help you build the foundation whether one is making $2,000.00 per month in their job, or twenty thousand. It begins with your daily habits. I am a minimalist, and it is extremely important to live below your means.

Thankfully, I do well financially, but I still save 75% of what I make monthly. I am happy with the simple things. I pack my lunch, do things that are free, or close to it, and watch my money LIKE A HAWK! Watching your savings grow is exciting, cause you know you are getting closer to investing in RE.

No matter how much you save per month, whether it is $200.00 a month or $20.00 a month , the golden key is the DISCIPLINE in saving religiously and consistently. Trust me, and better yet, trust the good people here on BP, You need to live the foundational truths taught in Scott's book, Set For Life.

@Krystle Padilla, I'm with you in California. Years ago had a rental property in Rancho Santa Margarita, and the long and short of it was a tenant I took to small claims court. I got two judgements against her, totaling @ 9,500.00.

Good luck trying to collect . She was a professional deadbeat. That one hurt. Never collected a dime. It's scary when people we think we can trust with our property or our money goes seriously sideways.

Really great question about maybe some videos about maximizing time spent on BiggerPockets. You are probably like me when you are on the site....AAARRRGGGGHHH, where do I start?!  Never-ending great content, Webinars, Calculators,Videos, etc, etc....

I'm trying to find a way to organize my time here, so I can systematically go through this VAST landscape. :)

Congratulations, @Matthew Watson! Excellent decision! @Jody Schnurrenberger layed it out beautifully why one should go "Pro". I completely understand if one does not to go Pro, but for me, it is weighted heavily as a time~money decision as well. Working in two hospitals, as well as for a Radiology Group, I  don't have the time to do these amazing spreadsheets, and heavy Exel worksheets. My time is super~limited. So I appreciate these things being done for me by BP!

And the look of the analysis forms when complete: Beautiful, Powerful, Concise, Professional.

@Jay Hinrichs is precisely right! From start to finish, snake~oil salesman. If it sounds too good to be true, it is.

Houses worth $750K, but was asking $250? Strike one. Wanted to meet outside with a cashiers check ? Strike two. Called you "Scared Investors" and and the company will not give any more properties unless you gave him the deposit right away? Strike three. HE'S OUT!!!  Never, ever give your hard~earned money to someone quickly. EVER.

Be prepared to walk away from anyone or anything at the FIRST sign of red flags or something fishy.

You will thank yourself and save yourself heartache and financial loss. :)
