@John Osborne not at all. I usually see 100% occupancy rates with my student housing portfolio. 

@Tyler Daniels Also, take advantage of the listing websites in your area. This will give you a good idea of the current market rate. 

@Javaras Thomas I agree with @Eric James there is always a good deal out there, you just need to go hunt for it!
