You can't have great appreciation and cash flow. For example, you can have a decent appreciation and excellent cash flow in Kansas City, but you can't have it all. What you are asking for is unicorn or circa 2012. Those days have passed. Not trying to be rude at all; you need to understand your market. If you want appreciation, go after the coastal cities, but you are looking at purchase prices two to three times the Midwest. We choose KC and love it: excellent schools, great tenants, low crime, fantastic cash flow, and good appreciation. But you have to know where and how to buy, no matter what market you choose.

Love you, Lee, but I disagree with all Riverside being a B-/C+. Yes, a portion you want to stay away from. However, the area adjacent to Briarcliff and the Northern section of 64150 is a great area to invest in and is a B to B+ area.

Having a team of rockstars is important, as your involvement in and ability to travel to KCMO may be limited. Ideally, you should find an agent who has a portfolio, has been doing this for a long time, and can refer you to great lenders, title company closers, contractors, inspectors, and more. Hopefully, they can also discuss entity structure and property management or refer you to a great property manager. A good team should be able to handle everything for you if needed.
I have BRRRed and flipped over 160 properties for myself and my clients. Be careful of the advice you get regarding contractors and the process. Most agents have little to no knowledge regarding the renovation process.

@Joshua Sun why KCK over KCMO? I hate Kansas landlord-tenant laws vs MO. Just curious why you settled there, especially considering the economic factors, etc...

@Brandon Carlson ,It really depends on which part of KCMO you're talking about. However, the rental properties we operate and manage are doing extremely well. We currently have a waitlist for houses, and the last seven houses we leased were taken before the current lease ended. Our turnaround time is only five days, and we quickly have new tenants in the property. If you have any questions, feel free to send me a direct message. While I'm happy to discuss other matters, you can likely find most of the information you need online. It's worth noting that when it comes to evictions, MO state law is important, but it's even more important to be in a county with landlord-friendly judges. There are five counties in KCMO, and two of them are great for landlords. Unfortunately, three of them are not so great.
