@Chad Clemons - rentometer is decent. We own and run a property management company (Fountain City Property Solutions) Rentometer is one of the tools we use however, I would also recommend craigslist, zillow and if you have it MLS access. Properties like yours are unique. Not as simple to find a rental price as a suburban neighborhood house. It takes longer to find clients for a property like the one you own but the turn over is much lower. Please make sure you screen really well, follow all the MO and federal fair housing rules and regs, and document everything. I have seen a lot of owners get themselves into trouble. Brandon Turner's "The Book On Managing Rental Properties" will give you a ton of great info and keep you out of trouble if you decide to not use a property management company. Good luck.

There are some great commercial loans like others have stated. The underwriting for the individual is minimum compared to res loans. On a commercial loan they are underwriting the asset. I love the banks we use in Kansas City. The fees are lower than res. Yes, the interest rates are higher but you get added protection of being under an LLC, no seasoning period, and normally we get our rehab funds rolled into our loan for our BRRRs.

@Evan Bolender I love all of the Norton and Schmidt engineers. They are more expensive but they do really quality work, are true experts, and provide a fantastic report. They aren't afraid to go to court to defend their report either. (That has never been an issue for me but that is something you want if you are going to spend the money on the report - the engineer is responsible if the repairs fail per their recommendation, not you)
