@Anna L. that is horrible! I was an out of state investor for years and fired all my PMs. Same situation we found here in KCMO. We were so frustrated but what we were seeing we started our own PM company. Own and run by investors for investors. I can't stand seeing outrageous service charges, hard to understand monthly statements, poor communication, etc... We all work too hard to gain our rental properties just to watch PM companies squander opportunities and reduce our cash flow.

@Sidney King he was on the podcast a couple of times. We did a bunch of research, interviewed a few different people. We had already worked with two local people and weren't happy with the service. Hall CPA specializes in helping REIs. One of the best decisions we made this year was moving over to them. I hope that helps.

@Sidney King we tried a few local people. Two were terrible one was decent but overwhelmed. None had great tax strategy or planning. We use Hall CPA out of NC now - they are amazing. Just helped us saved roughly 70k in taxes for 2019, not making that number up. Really glad we did a year-end review with them.

Just google it by county or city. They come up and you can see the crime map. Also, Trulia has a crime heat map option on it.

@Nathan Shankles all great advice above. Especially the DST. I recommend you call your lender. Remember an LLC needs to have a commercial loan, it can't qualify for a residential loan like you did. Some lenders don't care. Others absolutely won't allow it. So just call. If they are good with it just do a quitclaim and you're good. PS you will need an agent for your LLC in MO, typically a lawyer, and they do charge an annual fee but not the state.

@Casey Sung we recently started to PM for our investors. We have been doing our own management for years but have been primarily focused on flipping and building our own portfolio. However, there is a lack of good PMs IMO. So here we are. Agree with everything Nathan said. Also, make sure they explain the maintenance, who they use, why, and do they provide preventative maintenance options. PM me if you have questions and good luck.

@Zach Hall like most things - it depends. What you want your clientele to look like. What you want to specialize in. How much do you want to pay in fees and commissions, etc... Those all vary widely. I own a brokerage. All of my agents are investors or know how to work with investors. That is our thing. It is a low, flat rate commission but I don't provide a ton of training. (weekly at first and I am always available via phone or email) My agents love it and so do I. But KW and RE/MAX offer some great training but you are going to pay them a large percentage of your commission. I will say - don't believe the hype from anyone. Leads are hard. No matter who you go with you need to be a hustler and make sure your broker is able to mentor you in the area you want to specialize in. Feel free to PM me if you want to talk more about it.
