@Tim Healey bulldog is decent. I like KC Property Experts, Adam is awesome. If you are an investor he does a great 5 point home inspection.  Most of what a home inspector finds is fluff. The five-point gives you an inspection of all the big systems.

@Chad McLeod - couldn't agree more about 64118 and 64119. All of our rentals are in Platte and Clay and we almost exclusively flip in those two counties. The path of progress is pushing this way. I think we are going to see some huge gains up North in the next decade if you know where to invest.  @Matt Allen KC is great. We are not from here, came here to set up shop and have loved the lower entry prices, high rents, and friendly landlord laws. If you need helping finding great deals that is what we do. @Thomas Reiter - brother we need to talk. I assume you have a W2 job? Also, are you purchasing these flips in your name or the name of an LLC? We have done 50+ flips here in KC. I would recommend you get a LOC on your personal home. Then find a local bank who does commercial loans on residential property.(Need this to purchase as an LLC) There are a few that only require 10 to 15% down. 5.5% interest rates, less than 1 point for loan org, etc... They will fund the remainder of mortgage and then rehab. You can always use hardmoney but it is expensive. Money isn't the hard part of this game. At first, it will be finding the deals and then making sure you don't get ripped off by contractors/over flipping. We took a lot of lumps learning this game. Don't plan on making any money on your first one. Feel free to PM me. Happy to give some sage advice.

@Vann Calhoune the cash flow is highest there. I personally wouldn't recommend it but have it. Just ensure you give people a quality place to live, can be hard if your copper is getting ripped out but that isn't the fault of the tenants, probably. Best of luck to you!

@Bridget Gramlich welcome to BP and happy to hear your picked flipping. We are on our 49th flip in under 2.5 years. It is a brutal game to break into if you don't have a good list of contractors or have access to good deals. That being said, tough it out for 2 or 3. It all starts coming together and making sense.
