@Jake Thornton we are East Coast transplants here in KCMO. I can't say enough good things about this market. The low point of entry, high rent rates, growth, diverse employment, friendly landlord laws, etc... If you have questions about the market let me know, I can help you out to an extent. We specialize in two counties but we have done a bit of everything. Flipped 50+ houses, have been long-distance landlords, we own rentals here, self manage, own a brokerage, etc...

You can't randomly offer. I would say 7 out of 10 of our, very low, offers are accepted. But we know exactly what kind of houses to target and where.  Definitely art and a science to it.

We have a 2.5-year-old and 4 year old - it just gets better and better.  We are East Coast transplants here in KC.  I was stationed out here in 2013 and decided this was where we were going to launch our full time investing business. We have flippled 50+ houses, have done rentals, consult, and own a brokerage that specializes in helping OOS investors. I loved the low cost of entry here, high rent rates, we are in an area where there should be huge appreciate in the next decade, 15% growth last year, and MO has very friendly landlord laws.  If you need any help or have questions please feel free to reach out.

@Thomas Reiter - having a W2 opens up a world of great, cheap financing options. Let it help propel you at first. If you purchase in your personal name you can put as little at 3.5% down, for 30 years, and pay 3.5 to 4% interest. Some lenders are okay with you doing that and then quit claiming your rentals into an LLC. If you are going to flip, as you stated, you need to protect yourself. Lien releases, have an LLC, insurance, etc... Don't buy the properties in your personal name. Do what I recommended above.

@Gillian Gong we had properties in Seattle I sold off last summer, right before the crash. We had to do a 1031 but you will have no capital gains. I personally like taking assets off the board at the height of the market and then investing. We are here locally in KC.
