@Lee Ripma couldn't agree more. The deals, at this phase of the market cycle, are in properties that need serious rehab. The days of cosmetic rehab only are coming back but that day isn't today.

@Christina Hall PM me and I will send you some info. Lee's Summit is great but no huge potential for growth there. I would advise you to look at some up and coming areas with lower points of entry and high rent rates. They are within 30 mins of Lee's Summit.

@Mahesh Sam -sorry to hear that. I would highly recommend you look to invest in the US, in the Mid West. I am in KC and we have investors from all over the world and the US pouring in to buy here. @Brandon Rabe welcome! KC is a great market. I am a transplant who moved here a few years ago. We have done 50+ flips now, have rentals, PM, own a brokerage with agents, etc... @Josh Coup it will depend on your approach and what you have to offer them. I am a full-time investor. (50+ flips, rentals, I run a brokerage, PM, etc...) I love to give back and help when I can. I have a large network and contacts from everyone you would need to get started. However, I worked very hard to form those relationships and had numerous setbacks and hardships finding the right people. It truly turns me off when people I barely know or don't know ask me for the keys to the city. I am not implying you did that but even asking questions takes time to answer, which is valuable. I love the investors who offer something in exchange for my time or connections. Investors who are hungry for knowledge and want to learn, who ask good questions. New investors who are ethical and understand they are starting at the bottom. Approach it that way and I guarantee doors will open. Best of luck brother. Don't forget to attend BP meetups. That will help also.

@Gerich Fellermann what exactly are you doubting? An appraiser is not going to lose his/her license doing something unethical. I have seen appraisals revised upwards 20k but by a different appraiser. The simple fact that they revised at all and revised up 6k, from the same appraiser, tells me they don't know what they are doing. What appraiser was it? The seller came down over 10k. Is the revised appraisal price in line with comps? Does a sales price of 149k meet your investing criteria? If yes and it is a solid house I would proceed with the purchase.

@Michael Bussinger like Lee said is this a BRRR type duplex or rent ready? The one you're living in you could do FHA but the other would have to be a commercial or conventional loan, depending on how you purchasing it. (in your name or under an LLC)

@Olga M. maybe some of the OOS investors aren't aware but if you are an active investor in KCMO you would have to be living under a rock to not know about this. Awesome to see everyone united. The bill, as it stands, will make things much worse - not help tenants or landlords.
