@Hayden Watson welcome to BP community. Sounds like you have some great goals. Have you started to craft a plan or pick a niche? How are you going to achieve freedom?  Best of luck and both @Kim Tucker and @Michelle Lutz have great meetups. Highly recommend you get out there and meet some other investors.

@James Pinkney III where in KC are you? A lot of investors like Alpha title cause they can handle complicated assignment of contracts and their rates aren't crazy. I personally use Alliance Title but again it really depends where in KC you are located. Let me know.

@Sam S. - 100% agree with Alex. We have been doing this full time in the Northland for about 2.5 years. We will flip 35 houses this year North of the river and have 5 rentals up here.  I love the deals, the schools, and future growth of this area. Please reach out if you have any questions.

@Account Closed you need to be EXTREMELY cautious about the home inspector you choose. MO is one of two states, remaining in the US, where home inspectors don't need to be licensed and certified. There are some truly garbage inspectors here. Even with a good recommendation, I would recommend you research them and their certs. Feel free to PM. I know a great inspector who works mostly with investors, is certified, is an investor himself, etc...

@Dustin Thoms I/we assume you are talking about residential loans, correct? You can take down as many as you want via commercial loans but yes, you are just about tapped out on residential. If you are married you might be able to put a few solely in your wife's name but that will be it.  

Work commercial loans with local lenders. The sky is the limit then.

@Jake Bailey I would be cautious on asking where on this forum. A few investors here are speculating on some parts of the metro I don't think will pan out. That being said - if you look at the KCMO path of progress and where big money/development is occurring you can pretty easily highlight three big areas that are going to explode in value in the next five to year years.

@Michael Hudelson I see this all the time. I know you hear that on BP but what does that mean exactly? If you want turnkey - go straight to the TK provider and pass the agent. If you want MF your team is different than SFH. If you are investing North of the river than you want a different team compared to South of the river or in the metro. Specify exactly what you are looking for and we will be able to point you in the right direction. Plus the more business you do the bigger rockstars you will be able to pull in. Don't expect the best people to spend their time on you until they see you are serious.

@David de Luna I am a broker and I use my license for my own investing. I am pulling in two to three deals off MLS a month. It is a complete waste of time to fill out the 16 page KCMO contract, get you to sign it, and then send it over simply to hear the other agent laugh at you. I always bounce offer off agent first. Once I hear back it is good to go I have my offer drawn up and signed within 15 mins. Sent to them with expiration that same day. I can't speak on behalf of the TX or CA forms. How long are they? Things are definitely run a little different out here. On the West Coast it is unheard of to use a combo lockbock on a door - very typical here. Good question, keep them coming.
