@Michele Earley great choice. I am from NY but we settled here and have been investing in Kansas City, MO for 3+ years full time. I am an agent/broker in MO and KS, we run a property management company, we have rentals here, and we have done 64 flips (53 for our business and 11 BRRRs for OOS investors) I am happy to answer any questions or help out however I can if needed.

@Mahamed Sheikhadan KCK or KCMO? I have lenders for each state. Both BRRR and flip lenders. Commercial and residential.

We have changed our lifestyle by following some simple rules and running our own businesses. I am a broker in Kansas City, MO. @Michele Earley KCMO is a great place. I am from the East Coast and lived all over before we settled here 3.5 years ago and started investing full time. We have done 63 flips now (53 for ourselves and 10 for OOS investors), we a PM company, and a brokerage. Plus we rentals here. It is a great market with fantastic returns and school districts. Feel free to DM if you need info about KCMO or have questions.

@Peter Green I am not a lawyer but we have a bunch of rentals and PM - the short answer is no. You can not charge and an additional monthly fee.  Whatever your standard deposit is, you need to follow that. Contact a lawyer - even though it might be a note they got online from someone in TN, you would still be discriminating against them if you tried to charge. Again, I would contact a lawyer. Have them help you set up a lease and understand the law.  If you have any questions please DM me.

@Brandon Brown I second @Lee Ripma, who might be one of the smartest people on BP. I am a landlord and our tenants love us, it is super easy. But it is a business. We treat them with respect, care for the property, and we respond quickly to a maintenance request. We expect them to treat our properties with care and follow the lease. Work-wise -don't quit your day job yet, ease into it. Do some work with some investors and see where that takes you. Do not give up your 9-5 yet. It offers you security and better financing options.
