@Cailyn Aune, that is exactly what we decided to do lol. Market is crazy hot. If we listed as is we FMV is 175k. We are headed out there in a few weeks and are going to do some rehabbing and put 10k into it. Conservatively we are speaking 190k up to 210k. So all said and done, after realtor fees and the tax man, we will come out a head in the long run. If the market stays hot we will use a portion of the profits to reno our property in Puyallup next year and 1031. Happy would be an understatement.

@Account Closed, I am a long distance land lord. Picking up a money order 3,000 or 1,600 miles away doesn't seem practical...

Really great advice everyone, thank you again. @Account Closed, I would never advise anyone to send a money order in the mail. Would you mail someone $1500 in cash? I didn't think so...

Does anyone have a site they recommend for collecting rental monies from tenants/online direct payment?(paypal, freshbooks, quickbooks, etc...) With freshbooks you can send an invoice and they can pay online. However, many of the aforementioned websites charge high fees.
