My helpful Bigger Pockets friends, 

Looking for advice on my first time vetting an attorney to add to my team. I am focused on small and large MFR. Any questions I simply must ask? Anything I need to make clear?

Any advice is greatly appreciated, as always.

I sent out a direct-mail campaign in March. 500 yellow letters seeking buy and holds and wholesales. Got a P.O. Box at UPS for privacy and I'm very pleased with my success rate. I believe in the psychology of it. A potential seller is more likely to open an envelope that doesn't look as though it is part of a mass mailing. The less assuming it looks, the better. So, instead of writing "P.O. Box" on my return labels, I can write "1093 A1A Beach Blvd, #257" and it all gets to the same place. My address doesn't appear to be commercial, it just looks like an apt number. Good luck with your campaign!

Hello my very helpful friends!

I will try to keep this simple and short. 

Analyzed and sent an LOI on a 32 unit Class C property in Jacksonville, FL. Was in the middle of negotiations on the price (have not moved to purchase agreement yet) when I received an updated rent roll from the broker. It appears 6 units have been vacant for some or all of the last 12 months. I inquired with the broker in regards to the nature of the vacancy of these units and he replied that they are "hard" down units.

I have a general idea of what that term means but I am hoping some of you can shed more light on the extent of what I could be looking at here. Any help is much appreciated.

@Eric Rosiello Personally, I only look at larger MFR of 20+ units so I work with larger numbers and higher DP's, but those numbers look very reasonable to me.

I should note that no matter what size property you are looking at, we always try to seek around 100$ per door.
