Hi Dennis! I seem to have the less popular opinion on this matter. Ultimately, everything depends on cost and the opportunity cost of your time. There are all kinds of different brokerage models. Most are expensive & wouldn't make sense for your goals, but others are very affordable and charge as low as a few hundred dollars per transaction + the annual fees to maintain your license for your state (which I must add I have no idea what those are for NJ). As a fellow agent/investor, I find that being able to pay myself a commission and mitigate cash to close is one of the most valuable aspects of being an agent. Having immediate access to the MLS is key and I find that the more agents you know & who trust you to close will likely bring you deals. This could be priceless in what I expect is a competitive market.

@Ray Loveless My brokers, Toni & Steve Goodsell (with Equity Real Estate) live in Tooele, have multiple agents and know everyone in Tooele. They would probably be a great resource or willing to help. Super honest, humble, and helpful humans. Congrats! Tooele is a sweet market! I'd share their info, but BP doesn't let me. If you ever need help with anything in SLC County or nearby, never hesitate to reach out! Always willing to lend a hand or favor. :)

@Nathanael Giovanni Opoulos This is the most beautiful thing I've read! Make sure to save this (I already did) as it will be a killer part of your story! I love your enthusiasm & am confident you & your sweetheart will do amazing things! As I mentioned, the ability to live flexibly/cheap (for starters) on top of having time on your side, you're in a solid position to set up your family financially.

I'm also young & am getting started, but it just takes one good deal to radically change your situation. My first deal wasn't "a home run" deal by any means and it was only a single family home. However, with a little "sweat equity," flexibility, resourcefulness, & time - I was able to NEVER pay $1 on the home, it paid for my travels for 6 months, & cash flows $500/month on top of my mortgage! #neverpaytosleep is my motto & it is POSSIBLE. :)

@Rhett Dean I agree! I was just hoping that it IS super reliable because the formatting looks great for sending to investors & is QUICK. It's been on sale for $100 yesterday & today (only...they say) is what motivated me a little more to find out! :)

Hey BP Family!

I am considering purchasing a Rentometer Pro account, but would love to hear other thoughts/opinions regarding the accuracy of it. I've been trying to do a little research to learn which websites they get their comps come from, but haven't been able to verify.

I live and work in the Utah market and the data seems reliable/accurate based off of my research & when I compare it. I've searched for a few homes on the Rentometer comps list, but it seems a little hit or miss as they are usually rented & I can't find the original listing to verify.

Any advice/insight would be greatly appreciated! Thank you! :)

@David Healey Hey how's it going?! Love what you & your family are up to! Way to be a great example as an agent! I want to make sure I understand your dilemma & sorry if it's obvious! 

To check context: You want to purchase a Multi-family property and were planning on qualifying using 75% of the total Rental Income from the Triplex. However, the lender won't let you use the "future income" from the 3rd unit of the Triplex (that you're currently occupying).

  • If I understand the situation correctly, could you "move in with family " for example or get a signed 12-month rental agreement on your current unit that would make it possible to count the income from all 3 units? 
  • Also, I've never been in this situation, but if you're leaving a Triplex & purchasing a Duplex (for example) that you'll occupy half of, can you count 75% of the Rental Income from all 4 of the 5 units that will be paying rent OR can you only count the income on the previous property (Triplex only)? 

I hope my random questions make sense & I apologize if I've missed the point! :P Long day!  Feel free to message me or reach out with details & I can ask around! I'm curious on how to navigate this situation & hope to have this problem in the future! :)

Hello Utah BP Family! <3

I have a bunch of random thoughts, questions, & scatterbrained ideas regarding building an ADU that I'd love some guidance/feedback on if anyone is willing or has knowledge/expertise on! I've been considering doing this on two of my homes & would love to find out if there are any brave souls who have gone before me!

  • Does anyone know of any people who have successfully navigated building an ADU on their property locally?
  • Also, based on the new regulations (1 of the 2 units must be owner-occupied), how do you think this will impact the home's value? At the end of the day, it's still technically a Single Family Home with an extra unit to help offset expenses, but not a "true" investment property or legal duplex.
  • Does anyone have any ideas on creative ways to finance building this (besides Refi or HELOC)?
  • Does anyone know any reasonably priced Builders they'd recommend?

I plan to go meet with the SLC Zoning/Permitting office to learn all I can, but thought I'd reach out here first. Thank you so much in advance for any and all advice, suggestions, & ideas! :)
